A rental bathroom has a different brief from an owner-occupied one. It has to be durable, easy to clean, cheap to maintain and finished on a date that someone has already signed a lease against.

A different brief, not a cheaper one

The mistake people make with rental bathrooms is to treat them as a discount version of an owner's bathroom. That gets you cheap everything, including the parts that matter, and the property ends up with a shower that leaks again in four years.

The better approach is to separate the two halves of the budget. The structural half — waterproofing, falls, drainage, pipework, ventilation — gets exactly the same treatment as an owner-occupied room, because that half is what generates maintenance calls and building damage. The decorative half gets simplified deliberately: plain tile, robust cabinetry, standard tapware, nothing precious.

What the local rental stock looks like

Around Warilla, Barrack Heights, Oak Flats and Mount Warrigal there is a lot of 1960s and 1970s housing in investor hands: fibro and brick, narrow bathrooms, separate toilets, galvanised supply lines, and a rear add-on laundry. These are the properties where the bathroom is genuinely tired rather than simply dated.

In the newer estates and around the city centre there are units and townhouses where the bathroom is a 2000s original: moulded base, pivot door, particleboard vanity, weak extraction. Here the work is lighter but the strata requirements are heavier.

Shellharbour Village and the streets closest to the water add corrosion to the picture — cheap plated tapware and screen hardware in a coastal rental has a short life.

The durability list

These are the choices that reduce call-outs rather than impressing anyone at an open home:

  • A level-entry or tiled-base shower with a fixed glass panel. No moulded base to flex and split, no framed door to collect grime, nothing with a seal that depends on silicone alone.
  • A wall-hung or floor-standing vanity with a wet-area-rated carcass, not raw particleboard, and drawers with decent runners or no drawers at all.
  • Solid-metal, serviceable tapware with readily available cartridges. A tap nobody stocks parts for is a whole-tap replacement every time it drips.
  • A proper exhaust fan, sized for the room, ducted outside, ideally on a run-on timer. Tenants cannot be made to ventilate a room, so the room has to ventilate itself. This single item prevents more mould complaints than anything else.
  • Epoxy or high-performance grout in the shower, mid-tone, with flexible sealant at every movement junction.
  • Floor tiles rated for wet areas, in a pattern and colour that does not show every mark.
  • A towel rail fixed into blocking, not into plasterboard. Rails pulled out of walls are a standing repair item.
  • A toilet suite from a mainstream range so a seat or an inlet valve is an off-the-shelf part.

Scheduling around a vacancy

The thing that blows a turnaround is almost never the trades. It is waiting for a vanity, or a tile that turns out to be on a six-week lead, or a membrane that has not cured.

So the sequence for a vacancy job is:

  1. Measure and scope while the tenant is still in, with their agreement and the agent's.
  2. Lock selections early and choose from ranges that are actually in stock.
  3. Order and take delivery before the keys come back.
  4. Strip out on day one of the vacancy.
  5. Protect the cure time. This is the one stage that cannot be compressed, and a job that tries will leak.
  6. Hand over with the waterproofing documentation for the property file.

Units and strata

If the property is strata-titled, replacing waterproofing generally requires owners corporation approval, and most schemes have a by-law covering work hours, lift and common-area protection, and acoustic requirements for floor finishes. Approval timing usually sets the start date, so it is the first phone call, not the last.

The engineered stone ban applies here as everywhere: banned in Australia from 1 July 2024, so vanity tops are porcelain, sintered surface, stone, timber or laminate.

How fast can a rental bathroom be turned around?

The honest constraint is not labour, it is the membrane cure and the material lead times. A straightforward single bathroom in a slab-on-ground property can be done inside a vacancy if selections are locked and materials are on site before the tenant leaves. Pre-ordering is what makes the date, not working weekends.

Is it worth renovating a rental bathroom at all?

It depends on what is failing. A leaking shower is not a cosmetic issue — it damages the building and it is a maintenance obligation, so it gets fixed either way. Beyond that, the argument for a full renovation is fewer call-outs and a property that leases faster, not a line on a valuation.

What should go into a rental bathroom instead of a nice one?

Mostly the same bones and simpler surfaces. Spend on waterproofing, falls, a good exhaust fan and robust tapware. Save on decorative tile, premium cabinetry and anything with a specialist finish that marks easily or needs a particular cleaner.

Are there minimum standards for a rental bathroom in NSW?

NSW residential tenancy law sets minimum standards for a rental property, covering things like being structurally sound, having adequate plumbing and drainage, and being fit to live in. Those requirements change over time, so landlords and agents should confirm the current obligations with NSW Fair Trading rather than relying on a web page.

Can you work around a tenant still living there?

It is possible for small scopes, but a full bathroom strip-out leaves a household without a bathroom for weeks, which raises obligations and practical problems. Where the property has a second bathroom or a laundry toilet it can sometimes be staged. Otherwise, doing it during a vacancy is better for everyone.

What about asbestos in an older investment property?

The same rule as any other house: anything built or altered before about 1990 gets sheeting tested before it is disturbed, and a licensed asbestos removalist handles a positive result. A lot of the investment stock around Warilla, Oak Flats and Barrack Heights is exactly that era.
